10 Point Plan : Taking the First Step

Essentially there are 10 main steps to any self-build project. This checklist will give you an idea of what to expect.

 

Step 1: Decide that you want to build your own house

Step 2: Find a plot of land on which to build your new house.
 

Step 3: Site Investigation

  • Find out as much as you can about where the services are;
    i.e. water main, sewer main, electricity etc.
  • Analyse the site; identifying the opportunities and constraints, site orientation and view, levels and features, access and neighbouring properties
 
Step 4: Identify requirement. Try and identify your accommodation needs, room sizes, special needs and preferences.
 
Step 5: Contact your area planning officer to discuss your proposals.
 

Step 6: Engage an architect or other suitably qualified professional:

To prepare plans, which should have regard for: settlement pattern, siting, design, i.e. form, scale colour, materials, energy efficiency; landscaping and boundaries.

 
Step 7: Further consultation with your area planning office - if necessary
 
Step 8: Apply for planning permission and any other statutory consents.
 
Step 9: Start building when all consents have been approved.
 

Step 10: Complete building and landscaping

Make sure you comply with all the conditions of your planning permission
